Laguna Niguel Tile Roof Leak Repair

Job Type: Tile roof leak repair, small flat roof replacement

Roofing Problem : We were called out to do a roof inspection at the Pritchard residence because of a reported roof leak into their garage. The Pritchard’s were getting water damage to the garage ceiling.

Roof Type: Standard weight, flat, concrete roofing tile (brushed shake), and a completely flat rock roof over the garage.

Solution: Remove the flat rock roof completely. We even stripped the decking so that we could frame a new appropriately pitched deck surface. The existing roof deck was to flat to install new roof over. With the roofing and decking removed we were able to identify inadequate framing and bracing under the deck and we repaired. The deck is now super strong and the pitched is good enough to last a lifetime. With the decking work completed we took to the task of installing a Certainteed self adhered commercial grade roll roof system over the same area. We did not re-use the existing flashing like most contractors do. We had some custom fabricated to match the pitch we designed. We finished the roof off with a brown colored self adhered cap sheet to make the roof look good from any angle.

The second part of the roof leak was stemming from the tile roof directly below the flat roof that we replaced. The flat roof was leaking under the tile roof and because of that we removed all of the tile beneath the flat deck all the way down to the edge. This allowed us to check the decking and repair it as needed. The damaged felt paper was removed and replaced and properly tied into the existing roof in a permanent manner and the tiles that we carefully stacked aside for later re-use were then put back in place. Problems solved.

Job Type: Tile roof repair

Roofing Problem : We were called out to do a roof inspection at the Chun residence because of a reported roof leak. The Chun were getting water damage to the interior ceiling in an upstairs spare bedroom and also the upstairs hallway bathroom.

Roof Type: Standard weight, flat, concrete roofing tile (brushed shake)

Solution: Identify the two areas on the roof that were directly related to the inside ceiling damage. The roof needed to be significantly repaired in both areas. The first area turned out to be a problem with the chimney flashing. We completely all the roofing tiles, all the flashing, and all of the roofing felt from around the chimney. We were then able to determine that the leak was confined to the area we had removed. With that knowledge we installed a layer of ice and water shield around the chimney, new roofing felt, and then custom fabricate new chimney flashing. With the water proofing done we were then able to re-use the existing tile that we had carefully stacked aside for later re-use and used them to put the roof back together in its original condition.

Roof Leak DetectionThe second roof leak turned out to be centered in a valley. A valley is an area of the roof where two sides meet at about a 45 degree angle. The valley catches and directs the water either off the roof completely or back on top of the roof tiles where it can safely run off the roof. Valley leak for a number of reason and they are very tricky to repair. If you don’t do enough to fix the valley you will end up fixing it again. If you suspect your tile roof has a leak in either the valley or around a chimney call us and you can be sure it will get done correctly.

Roofing Problem: Ceiling damage in the living room in two different spots

Roof Type: Standard weight concrete roofing tile (Spanish tile profile)

Solution: Brian has two leaks in his living room. There are two separate spots on the ceiling. The spots on the ceiling are directly below two valley areas on the roof directly above the stain on the ceiling. The plan is to perform leak detection on the roof directly above each stain (2 leak detection tests).

Roof Leak Detection We do roof leak detection in order to find the actual leak source on the roof. This will require us to remove the tiles, felt paper, and any necessary flashing in order to find the leak source. Unlike most roofer who just remove a certain size area or some tiles we actually find the leak source and fix it the first time. That is why our warranties are so much longer. After the leak source is found we will then put the roof back together with new felt and flashing (as needed) and re-install the existing tiles.

Roofing Problem: We were called out to inspect the roof in Stoneridge, San Juan Capistrano for a reported roof leak in the laundry room and to inspect the rest of the roof for any loose tiles, missing tiles, check the flashings, skylights, chimney, and to find any roof maintenance problems the Pickett’s need to be aware of

Roof Inspection Results: The type of roof the Pickett’s have is standard weight, multi-color, standard weight, flat profile, slate looking, Auburn tile roof installed on a 7/12 pitched roof over a 1×2 batten system. This is a good roof but your roofer should be familiar with these types of roofing tiles and the pitch. It’s easy to make a mistake or get hurt doing roof repair jobs like this. We found several slipped or displaced tiles, 13 broken field tiles, a couple broken ridge tiles, a missing trim tile above the front door, some loose trim tiles, missing mortar all over the roof, and we identified the area of the roof where it is leaking.

Roof Repair Solution: The first thing we need to do is carefully remove the tiles and safely stack them aside for later re-use. The area on the roof where the water is leaking through is called the valley. Valley sections of a tile roof can be tricky. Both sides of the valley will have to be removed. Because the tiles in the valley have been custom cut to fit in the valley we will need to marked each one as we pull it up so that we can put the roof back together exactly as it was. Failure of the roofer to do this and the valley will look crooked. With each tile pulled up, carefully stacked aside, and marked, we can then remove the 1×2 wood battens and get the valley flashing and roofing felt up. We will keep doing this until we find the leak source. With the leak source found we will use techniques only found at South County Roofing to make sure that when we join the roof repair into the existing roof you do not get a weak spot. If this is not done perfectly you will likely be calling the roof back out to repair the areas of the roof that are adjacent to the roof repair. After all the water proofing is correct we will then install the tile roof back to its original condition.

Roofing Problem: Ceiling damage directly under the chimney on the roof and dry damage to the eave boards just below the chimney.

Roof Repair Solution: We removed all of the roofing tile, all of the chimney flashing, and were able to determine that the roof leak was confined to the area we had removed. With the roof deck completely exposed we removed all dry rot damaged boards. We were careful to prime and paint the board prior to installation. All new water proofing was installed around the chimney and properly tied back into the existing roof. New roof flashing was fabricated and installed around the chimney. All flashing was painted at home owner’s request and as a part of a complete roof tune up that was done at the same time as the chimney roof leak repair. All the tile was reset to its original condition. The roof tune up consisted of repairing all slipped or displaced tiles, replacing any broken tiles, install new mortar where to old mortar was either missing or badly cracking, and the sealing and painting of all plumbing and heating flashing. We do not use spray paint. We custom mixed a color and used Behr, Ultra, exterior paint and primer in one.

Chimney Roof Flashing : The roof leak were coming from faulty roof flashing. We removed and replaced all of it. We custom fabricated new flashing on the job site. Most roofers will try and “save” the flashing because they don’t want to go through the trouble of getting new flashing.

Stucco Repair: If you look through the photos you will see we removed a small section of the stucco around the fireplace. In this instance the builder had incorrectly installed the wall flashing and water was leaking on the stucco wall itself. Most roofers will simply try to fix this with caulking. Roof Repair Solution: We performed leak detection services and found both leak sources. The roof was significantly repaired in both areas with long term warranties for both areas.

Broken Roof Tile Repairs: We carefully removed and replaced all broken roofing tiles.

Roof Mortar Repair: Cracked, crumbling, or missing mortar was replaced.

Roof Framing : The existing roof framing was removed and replaced. We made sure to properly level and brace the new decking. The two flat decks we replaced are now significantly stronger than the original builder had done.

Certainteed SA Roof Install: We used the Certainteed Flintastic commercial roof system for the two small flat deck. It is a self adhered roof system to looks super clean when finished (see pictures) and comes in a variety of colors in order to match the existing roof. The life expectancy of a roof like that installed by us should be 20-30 years.

Aliso Viejo Roof Leak Repair | Chimney / Fireplace Roof Leak Repair

Roof leak repair in Aliso Viejo, Ca.  Aliso Viejo is full of tracts of homes with standard weight concrete tile roofs.  You can expect to get 10-20 years out of a concrete tile roof before any problems arise but just like with anything eventually your going to need to do some roof repairs.

Aliso Viejo Roof Chimney Leak.  Above pictures show what we first saw when we went up on the roof to see what might be the problem.  When we are called out because of a reported roof leak we try our best to find any easy or obvious problem that we could solve that would possibly fix the roof.  If we do not see any defects to the roof or damage that could be a leak source then we will have to do leak detection and track the leak to it’s source.  Here we found no broken tiles, the mortar in good shape, and all the flashing appeared to be in order.

We will have to remove the roof from around the chimney (about 3-4 feet in every direction) and do leak detection procedure to find the roof leak source.

The first parts of the roof to have leaking problem is the valleys, skylights, and chimney or fireplace boxes.  These areas can handle a lot of water and they have some detail flashing work that needs to be very well in order for the roof not to fail here.  The leak coming into the house was a small on and made a very small (baseball) sized brownish stain on the master bedroom ceiling.  I had wanted the customer this is a sign of roof failure around or very near to the chimney (which is directly above the ceiling damage) and that we would need to at least remove the tile and flashing around the chimney to rule it out or find the problem.

With everything removed we could see water stains on the plywood just below satellite dish (not related to the dish).  The plywood was carefully checked and was deemed okay after all nails were re-pounded into the deck.  All new felt, waterproofing was installed back in place and roof flashing was fabricated on the spot and everything was put back together in a manner to outlast the whole rest of the existing roof covering.

 

 

 

 

 

 

 

 

In the end we found a problem with the original stucco around the chimney was causing the initial water intrusion under the flashing and felt paper and that is what wore out the felt (roofing) paper near the front left corner of the chimney and caused the leak in the master bedroom.  After all the felt and flashing was replaced we repaired the stucco and put everything back together.  The repair we did will outlast the whole rest of the roof.  Our warranty is “No Leak” 5 year warranty.  The best you’ll find.
